With decision A.1227/2026, the Greek tax authority AADE has extended to 13 November 2026 the deadline for short-term stay declarations covering departures or cancellations between 1 and 30 September 2026. The extension was granted because problems with digital filing occurred on 20 October. Declarations filed within the new deadline count as on time. The text of the decision is available on the AADE website and in the Taxheaven legislation database.
What it means: The extension concerns people who let property for short-term stays through platforms, as well as the businesses and accountants who file declarations on their behalf. Each stay must be declared in AADE’s short-term stay register with its details within a set period after departure or cancellation, and the data is cross-checked with what the platforms themselves report. Late filing carries fines, so the extension matters in practice for those who could not complete filing because of the technical problems. Note that the extension only covers stays with a departure or cancellation in September, not later months, which follow the normal deadlines. For owners and property managers, the practical step is to check that all September stays have been declared and to compare their declarations with the platforms’ statements. The case is also a reminder that digital obligations towards AADE keep multiplying, and that connecting booking systems automatically with AADE services reduces the risk of errors and delays.
